Local anchor
We start from the median prices actually observed in your commune over the last four quarters, not a national average.

Statistical smoothing
When sales are scarce in the commune, the anchor moves towards the district then the region, in proportion to the volume available.

Range and confidence
The result is the interval between the first and third quartile of comparable sales, with a confidence index.
The valuation is indicative and non-binding: it does not constitute a professional appraisal.
